Evidence of water in your home
One of the main signs you have a roof problem is signs of water damage, especially if they are on the top floor of your home. Water damage from a roof issue could show up as water spots or discoloration on ceilings and walls. Another sign you could have a roof leak is moisture or standing water in your attic. If you see any of these signs of water damage, you should have your roof inspected as soon as possible.
Damage to roof
Another sign that your roof may need to be replaced — or at least repaired — is if there is visible damage. If you can see shingles that are missing or that appear to be damaged, then you may need a roof replacement. Damage to your roof is most likely to occur from a storm. High winds can rip off whole shingles or pieces of them. Hail also can cause damage to your shingles. If you can see signs of damage to your shingles, you should have a roofing contractor or insurance adjuster inspect your roof.
Degraded Shingles
When your roof reaches the end of its useful life, shingles often start to degrade. When this happens, they tend to leave behind one tell-tale sign: If you notice fine particles in your gutters and downspouts or on the ground around your home’s foundations, it’s likely a sign that your shingles are degrading.
These particles are often called shingle sand or shingle dust. If you see this, you need to have your roof looked at right away. When shingles start to degrade, it means your roof is nearing the end, so you should have it evaluated by a roofing contractor.
If you see signs a roof needs to be replaced, it doesn’t necessarily mean the whole roof must be redone, however. You might be able to get by with repairs or a partial replacement. You might also be able to just have the shingles replaced rather than the whole roof. If the damage is caused by weather, your insurer likely will pay for it.
